Background

318 – 324 Katherine Road is the vacant plot of land adjacent to the Tesco store on Katherine Road, opposite the former Trebor Sweets factory. The site already has planning permission for redevelopment as a block of assisted living units. However, a new project team has been brought on board to devise a revised scheme for the site, looking to improve on the previously approved plans.

The need for additional housing in London, and specifically in Newham, is well documented. This particular site is very well located and served by local facilities and public transport. As such, it is considered that it would be highly suited to residential development to help meet this need. The principle of residential development on this site has been support by Newham Council during early discussions about the future use of this site.

Before proposals are finalised and a planning application submitted, the development team are keen to understand the views of local residents and businesses about the future of the site. This website has been set up to give you further details and give you the opportunity to tell us what you think.

The site

Key Considerations

In designing a new scheme for the site there has been a wide range of considerations, including:

  • Improving the quality and appearance of the site and provide a building and use that has a good relationship with the surroundings.
  • Ensuring that the surrounding residential dwellings and their outside spaces are fully considered and any impact on them minimised. This includes considerations such as noise and overlooking.
  • Ensuring there is no conflict between the new development and nearby retail and commercial uses.
  • Ensuring no adverse impact on the adjacent bus stop
  • Making an assessment of the local parking situation to deliver a solution that is suited to the area and the new development.
  • Providing a range of type and size of residential apartments that meets the needs of the local population.

Current Proposals

Following various assessments and some initial discussions with Newham Council, a draft proposal for the site has been devised.

It comprises:

  • Provision of a five-storey building, in a staggered design to step away from adjacent uses.
  • 15 high-quality apartments ranging in size from 1-bed to 3-bed, catering to the needs of a range of future occupiers, with a focus on larger units for families.
  • Provision of a car-free development, with extensive cycle parking provision. This is to reflect the local circumstances and is in line with planning policy requirements.
  • Focus on well-being, with provision of private outside space for every apartment, along with a shared garden with designated play space and a communal roof terrace.
  • Access to the building (and bin/cycle stores) will all be off Katherine Road, from the existing footpath.
  • Walkway provided to right of new building, to separate it from existing houses and enable gated, private access to the rear shared garden.

What happens next

After we’ve had time to review all of the comments received, the proposals for the site will be finalised.

A planning application will then be made to Newham Council. The planning department will consult the public on the application and you can tell them directly what you think of the final plans. The Council will then consider your comments in making its decision whether to grant permission for the redevelopment. At this time, the planning application and all of the supporting information, plans and drawings will be available online here.
